The General Terms and Conditions of Rental are an integral part of the Rental Agreement between the Guest and the Lessor based on the approved reservation.

Please inform Il Sodino 1738 – Locazione Turistica in advance of your expected arrival time. This can be done by writing your request in the special requests space or by contacting the property directly, using the contact information shown in the booking confirmation.
Payment for the entire stay must be made prior to arrival (online payment via Booking.com).
A one-time service charge of €85 is added to the stay, which covers cleaning costs and provides towels, linens, use of the pool, parking, garbage removal and electricity (excluding energy used for heating/air conditioning).
IL Sodino 1738, is a private property whose owners provide independent apartments for guests.
We care about ecology, respect for nature and the well-being of guests who visit us. The house is a place for those who expect peace and quiet.
You are renting one of the apartments in the complex of the historic villa IL Sodino 1738, not the entire house at your disposal, so there is a need to adapt to the rules of the house.
In the house there is a private part of the Hosts, which is not a common part for Guests – a terrace on the lake side on the first floor and a terrace above the reception.

The offer of IL Sodino 1738 is aimed at cultured, peaceful people seeking rest in harmony with nature, and we, as Hosts, strive to provide all guests with conditions appropriate to their expectations.
Therefore, please, book a stay at IL Sodino 1738, only if you are looking for just such a place.
PURPOSE OF THE PREMISES
The guest rents the apartment in the complex of the historic villa IL Sodino 1738 only for the purpose of short-term rentals for nights, under the terms of the reservation, also known as tourist or vacation rentals. This is not a rental for residential purposes.
No business activity may be conducted in the premises.
Hen parties, bachelor parties and other social events are prohibited in the property.
Swimming Pool
Although there is a swimming pool on the premises of IL Sodino 1738, it is not an aquapark or party venue. Aquapark Laguna is located 2km from the house.
Our pool is open from 1 May to 30 September, from 10am to 8pm.
At other hours, maintenance processes are underway and it is impossible to use the pool during these hours.
The pool is used for swimming and cooling off. It is ABSOLUTELY PROHIBITED to jump into the water, run, emit music and hold parties at the pool.
Each time before entering the water, you must use the shower at the pool to wash off your creams and sweat.
In and around the pool, children must be under adult supervision. We ask that children, by their behavior, do not violate the welfare of other Guests and harmony with nature.
It is absolutely unacceptable to bring animals into the pool or to take care of physiological needs in the pool. In this case, the Guest will be charged for the cost of replacing the water in the pool, the necessary disinfection and other costs that this will cause.
SECURITY
Each time before leaving the premises, guests are required to close all windows, put down the umbrella in front of the apartment and put away the deck chairs to avoid damage caused by a sudden change in the weather.
You should also check that all electrical appliances have been unplugged and all taps turned off. Be sure to turn off the air conditioning or heating before leaving the apartment. For protection from excessive sunlight, use interior shutters.
It is forbidden to use electrical appliances that are not equipped with the apartment.
Pets cannot be left alone in the apartment.
Damages caused by the Guest’s negligence during his absence or after moving out (CHECK-OUT) will be charged to the Guest.
Please remember that you are vacationing in the countryside, in natural conditions, so an insect encounter should not surprise anyone. Many of the mosquito-like insects are harmless ochotes that do not bite. Please remember to close the doors and windows first and then turn on the lights.
Please do not kill insects on walls and ceilings, as we will have to charge you for painting the premises.
SAFETY ON THE PREMISES
Guests are responsible for their own safety and that of their guests while on the premises. The landlord assumes no responsibility for any risky behavior of persons on the premises.
In particular, it is forbidden to store materials hazardous to health in the premises: toxic, explosive and other illegal substances.
CLEANLINESS
The guest undertakes to maintain cleanliness in the premises, and to observe the rules of order. The rules of tidiness also apply to vehicle parking areas and the entire property, including rest areas and the gazebo.
It is necessary to SEGREGATE waste, which must be separated already at the stage of collection in the apartment. Instructions for segregation are in the binder on the table in the living room of the apartment.
Failure to PROPERLY SEGREGATE, as indicated on the bins in the parking lot, may result in an additional charge or collection from your security deposit. Italian services carefully inspect the garbage collected and impose hefty fines for failure to comply with LEGAL SEGREGATION of garbage.
ECOLOGY
At IL Sodino 1738 we care about ecology. That’s why we promote the principle – zero waste – water, garbage, energy. We turn off the lights, TV, electric stove, air conditioning or heating before leaving the apartment.
We segregate waste.
We use and encourage to use biodegradable products.
GUESTS
A valid photo ID is required at check-in.
The primary guest, i.e., the person for whom the contract is made, is responsible for the occupants of the premises in complying with all General Terms and Conditions of Rental. No more persons than those notified at the time of booking, or at the latest at check-in, may stay in the property, i.e., no more than those notified at check-in.
In Italy, we have a legal obligation to report each guest to the Alloggiati and Turismatica system.
NOISE
The building has rules in place to comply with noise emission standards. Hours of common curfew:
11 pm to 7 am
Please respect the rules of curfew and maintain proper relations with neighbors and Hosts (e.g. advance notice of planned social gatherings ). In consideration of respecting the comfort of other Guests, social gatherings in the garden are only allowed in the Meeting Place – Gazebo and must not disturb the quiet of the night.
We do not do meetings by the pool or on the main lawn.
DEPOSIT
A deposit of EUR 100 for each apartment is collected in cash at the time of accommodation (check-in). The deposit is refundable upon check-out if there have been no incidents requiring damage repair.
AIR CONDITIONING/HEATING
The house has thick stone walls and therefore not all guests have a need for air conditioning. For this reason, this additional service is not included in the offer. It is not included, but we inform you before booking that ordering such a service on site is possible.
On site you will assess whether you really need it and if so – just report to the staff.
We recommend:
– during hot weather – closing the internal shutters for the day, so that the sun does not heat the rooms of the apartment too much and opening them when the sun will no longer shine directly.
– in colder weather – opening the internal shutters to let the sun warm up the rooms.
Due to the very high price of electricity, the use of air conditioning/heating is charged at 10€/day.
KEYS AND LOCKS
The arbitrary installation of an additional lock or replacement of a door lock is not permitted. If a Guest loses his or her key or gate remote, contact the Landlord as soon as possible to determine a plan of action.
Emergency door unlocking by the Landlord in the event that the Guest loses his/her keys or temporarily has no access to the keys will charge the Guest the following administrative costs:
Weekdays between 8 am and 8 pm – EUR 50, other hours and holidays – EUR 100.
The cost of rekeying keys, or a new lock due to a lost key will additionally be charged to the Guest.
MAINTENANCE OF THE PREMISES
The Guest undertakes to inform the Landlord of all defects, damages and problems arising in the premises. In case of an emergency, first notify the emergency services (fire department, police, gas ambulance, power ambulance, ambulance – phone numbers are in the binder) and then the Landlord.
Pay attention to your children, who love to play carefree and, for example, are very eager to jump on the beds, destroying their structure .
The cost of repairs due to negligence or misuse of the premises and equipment shall be borne by the Guest, and the costs arising from the defect before moving in (CHECK-IN) shall be borne by the Landlord.
The guest is obliged to constantly monitor the efficiency of equipment affecting safety, i.e. electrical, as well as sanitary. A leaky faucet or a leaking toilet can cause flooding and additional damage and will also increase water consumption, which has ecological implications.
MEETING PLACE – GAZEBO
The meeting place for socializing is located in the upper part of the garden with a beautiful view of the lake, island and sunset. It is open until 11 p.m. Please do not disturb the quiet of the night after this hour. Other guests are sure to be trying to sleep.
We ask you to clean up after yourself the waste and to refer to the apartment glasses, glasses and cutlery. Please dispose of the leftovers, according to the rules of waste segregation, in the proper containers.
GARDEN
At each apartment there is a table and chairs and an umbrella for the individual use of Guests. Please do not move them to other parts of the garden.
By the pool there are sun loungers in sufficient quantity. There is no need to reserve them. Please do not move the deck chairs to other places. When you have finished using them, please pick them up from the lawn and put the cushions or whole deckchairs on the place next to the pool house.
We dry our laundry on the balconies or within our apartments. Please do not set up dryers all over the garden.
We take care of our garden for our own and our guests’ enjoyment.
Please respect our work, do not litter, do not pick plants, flowers, fruits.
SMOKING AND INTOXICATING SUBSTANCES
Smoking is strictly prohibited on the premises. Smoking is possible only outside the building, provided that the rules of SAFETY, rules of good coexistence are observed and cigarette butts are removed after themselves. It is forbidden to throw cigarette butts on the ground.
In Italy, the use of intoxicating substances is prohibited and punishable.
PARKING
Please park your vehicles only in the designated area, in the fenced parking lot in front of the house according to the posted signs, to the left of the entrance. Access to the apartment is possible only for the purpose of unpacking and packing luggage on the day of arrival and departure.
Parking on the property is closed and monitored, but unguarded.
The owners of IL Sodino 1738, are not responsible for any damages related to guests’ vehicles.
LESSOR’S RIGHT
The Landlord reserves the right to enter the apartment during the Guest’s stay regardless of the Guest’s presence in the apartment without the need for the Guest’s consent, in case of emergency (threat to life or property), important interest of the Guest or the Landlord, or other urgent need of the Landlord that cannot be fulfilled after the Guest moves out. With the consent of the Guest in other cases.
The Lessor has the right to his privacy and to exclude certain parts of the house or grounds without prejudice to the fulfillment of benefits.
INSURANCE
The Lessor’s insurance for the apartment does not cover the Guest’s personal belongings, the Guest’s vehicle or the Guest’s liability. The Landlord recommends that the Guest purchase personal liability insurance and personal property insurance on the premises.
IMPROVEMENTS
We provide our own bicycles and Wi-Fi to Guests free of charge.
ADDITIONAL SERVICES
If the Guest chooses one of the additional services or fulfills the conditions for its occurrence, e.g. moves in outside the standard CHECK-IN hours or leaves outside the standard CHECK-OUT hours, or orders air-conditioning/heating of the apartment, he/she will cover the appropriate fees according to the price list published on the website, communicated verbally or by other means e.g.: e-mail, telephone, SMS, message system in the reservation system.
PETS
Arrival with a pet is possible only under the condition that the Lessor’s permission for a specific animal is given in writing, e.g., in an email or text message sent, and payment for the pet is made in advance.
The owner, guardian of the animal, is obliged to take their pet outside the premises of IL Sodino 1738, so that the animal can take care of its physiological needs there.
Should the animal contaminate any area of the property, the Guest ( owner/guardian ) is obliged to clean up any waste after their animal each time. Guest agrees to observe the rules of social intercourse and exercise control over their animal.
For the safety and well-being of other Guests, pets are not allowed loose on the premises of IL Sodino 1738.
The fee for the stay of your pet up to 7 days is €30 each.
TERMINATION OF THE LEASE
At the end of the lease, the Guest agrees to bring the premises to the condition of the day of arrival. The apartment on the day of collection of the premises should be emptied of items belonging to the Guest and clean.
Please wash the dishes and general cleanliness.
The cost of repairs and removal of damages caused by the Guest’s behavior or omission in the premises, as well as above-standard costs of cleaning the premises will be charged to the Guest.
The Landlord assumes no responsibility for items left by the Guest in the apartment during his/her stay, at the end of his/her stay, or if the Guest leaves the premises without notifying the Landlord before the end of his/her stay. They will be considered abandoned by the Guest as destined to be discarded.
The Guest is liable to the Owner ( Landlord ) for any damage caused on general terms.
